Regulation exists, and needs to be verified
Since 2022, the activity of a real estate agent in Albania has been governed by a specific law, which requires registration in a special register kept by the Ministry of Justice. To obtain this registration, those who practice the profession must present personal documentation, a recognized qualification and, in some cases, a certificate of professional training. It is a detail that few know, but that represents the first, simple check to do: ask if the agent you are talking to is regularly registered in this register.
A serious agency will have no difficulty providing you with this information. On the other hand, those who prefer or change the subject deserve, at least, a supplement of attention.
Real market knowledge, not just ads
An agency worth choosing doesn't just show you a list of available properties. He can explain to you why one neighborhood is growing more than another, how prices have moved in recent months, which areas have margins for revaluation and which are in danger of staying put. Speaking with operators in the sector who have been working for years with foreign clients, the same criterion always emerges: the quality of an agency is measured by the questions it asks you, not just the answers it gives you.
Verifiable references
Before entrusting yourself to an agency, look for reviews, references of other Italian clients who have already passed through that same agency, a consistent online presence over time. A business that has existed for years, with a verifiable history, offers different guarantees than a social profile created a few months ago with ads at surprisingly low prices.
Commission transparency
A reliable agency clearly communicates, from the beginning, what its commission will be and who will pay it, buyer or seller, or both in different proportions. If this information only comes to a close, it is a sign that is worth noting.
The service does not end with the visit
The best agencies also accompany the client in the phases following the choice of the property: support in the collection of documentation, contacts with notaries and trusted legal advisors, assistance even after the deed for practical issues such as utilities or condominium management. An agency that disappears immediately after signing, in general, is not the one on which to build a relationship of trust for a future investment.
A small field test
During the first meeting, observe how the agent answers the most uncomfortable questions: what happens if problems arise with the documentation, what are the specific risks of the area you are interested in, how much time it realistically takes to complete the practice. Those who minimise any doubt with excessive confidence are often selling reassurance rather than competence.
Practical advice
Before signing a search warrant or entrusting a negotiation, ask for the registration number in the register of real estate agents and verify it, even with just a control phone call. It is a step that takes ten minutes and allows you to start the journey with a person who really has the cards in order, not just the right way to do it.
